7 Easy Steps to Declutter Your Home Before You Sell

When it comes to preparing to sell your home, the best place to start is clearing the clutter. Clutter includes all of those things we have a tendency to save that we no longer use that just lie around or take over extra space in our homes. We all are guilty of saving things in our homes, garages and basements that we forget we even still have. However, the more you declutter, the cleaner and more spacious your home will appear to prospective buyers and the quicker it will sell. If just thinking about it makes you feel overwhelmed, here are a few easy steps to get you started.

Step 1: Set a schedule

You are much more likely to stick to a routine, whatever it may be, if you work on a schedule. In addition, this allows you to clean when you can minimize interruptions and maximize your time.

Step 2: Do one room at a time

If you can visualize what you want, you will be better able to achieve it. By setting goals for each room, you can note the things that need changing and work toward that goal one day at a time.

Step 3: Create a deadline to finish

When do you hope to have your home ready for showing? One week, two weeks or even a month? Depending on your schedule and the amount of clutter that you have, it may take anywhere from a few days to a few weeks before you can kick back and relax again. You may want to enlist the help of friends and family if you are on a short time schedule.

Step 4: Start small

The clutter in your home didn't appear overnight, and it won't disappear overnight either. If you start small, you will be less likely to get frustrated and give up midway through your cleanup.

Step 5: Categorize your clutter

When cleaning, it's important to categorize your items into groups. By separating the items that you want to keep, toss and donate, you will be able to move through your clutter quickly and efficiently.

Step 6: Letting go

A good rule of thumb for uncluttering your home is to get rid of anything that you haven't used within the past year. If it's still useful, consider donating it to a good cause or having a garage sale. Otherwise, toss it.

Step 7: Pack it up

Since you are planning on moving anyway, pack up those items that you can't part with but don't need to use any time soon. You can either put them in storage until your move or confine them to a designated space in your garage, basement or attic. Buyers will perceive that you are a family that is organized, ready to move and it is less to pack once you sell your home.

Free Wifi on Noida Greater Noida Expressway

NOIDA: Commuters on the Noida-Greater Noida expressway will soon be able to enjoy free Wi-Fi connectivity, with the Noida Authority planning to set up Wi-Fi spots on the expressway by March 15.

Free Wifi services will be available soon on Noida Greater Noida Expressway

Noida Authority officials said the infrastructure installed for the Intelligent Traffic Management System will be used to roll out the public Wi-Fi on the 23.6km expressway. They said the rollout would be part of a pilot project, and if successful, it will be extended to other locations across Noida.

"The facility, which will allow people to browse the internet and download data while commuting on the expressway, will be in place by March 15, 2015. Work on this has already started," said G P Singh, financial controller of Noida Authority.

"The idea is that even foreign tourists, who use the expressway to travel to Agra via the Yamuna expressway, should stay connected. Besides, Wi-Fi spots will lower traffic burden on telecom networks," he said.

The Noida Authority had floated a similar idea in 2006, but the project was later shelved owing to technical glitches. Officials promised that this time there would be no such issues. "This time it is final. Wi-Fi access will be provided on the long stretch starting from the expressway entry near Mahamaya flyover, Amity Crossing and Pari Chowk," said Singh.

Officials said 60,000 metres of optical fibre cable has already been laid out for the ITMS along the Noida-Greater Noida expressway. "We only need to put into place routers for speedy rollout of Wi-Fi. Routers will be connected to internet service providers," explained Sandeep Chandra, senior project engineer of Noida. "At present, Noida is equipped with 3G, but 4G cables are being laid," he said.

5 Things to Think About When Buying Your First Place

As a renter, you have the luxury of choosing a place that meets your needs at the moment. Buying a home is a much bigger commitment, both in terms of finances and the length of time you’ll likely live there. When seeking out your first place – whether a house or condominium or anything in between – it’s important to do your homework.

Here are 5 things to consider as you begin the process of purchasing your first place.

1. The growth possibilities.
Shop for a place that meets your current spaces needs, but also consider one that can adjust to a changing household. A five-year plan may not pan out as you expect, so think about possible life changes that could impact your need for bedrooms, bathrooms and square footage.

2. What's under the hood.
Your first place may not come with many frills or luxury features – but all the basics should be in good condition. Thoroughly inspect prospective properties. And before any purchase is made, hiring a professional inspector is a must. Your real estate agent can guide you through this key step.

3. Know that no home will be perfect. Your first home may likely not be the perfect place. But make it the right one. Finding the right home is often a matter of prioritizing. Make a list of “must haves,” along with “nice to haves” and “not necessary to haves.” A three-car garage is nice, but would you rather have a larger kitchen or live in a good neighborhood? Only you can measure the importance of the amenities you are looking for.

4. Consider ALL the costs of ownership.
When you buy a home, you take on recurring costs you don’t have to worry about as a renter. Look for a home that meets your budget in terms of full living costs – mortgage, utilities, trash pick-up, sewage fees, homeowner's association dues and other fees. Your lender doesn't take into account these costs when approving your home loan. A good real estate agent can help you calculate estimated monthly costs to determine the most appropriate price range for you.

5. The lifespan of things.
In addition to identifying cosmetic and structural flaws before you buy, know what to expect from the home's components. How long until you need to replace the roof, appliances, furnace or carpet? Everything may be in working order now, but all homes need these types of repairs at some point. Researching the expected remaining life on large-ticket items can help you plan for the future.

When you're ready to start the process of buying a home, RE/MAX agent will be ready to help.

Tips for selling your property

Buying and selling a property always carries its share of worries and in the present scenario these worries have further multiplied. Gone are the days when property deals happened just with a nod of the buyer and the seller. We are now living in a sophisticated world with rigid ramifications set to deal with property transaction.

You can sell your property yourself to a buyer or use an estate agent. You can also enlist your property in any of the real-estate specific web portals. A real-estate broker can be a convenient option as you don’t have to waste time by running around to manage the various aspects of selling like advertising, meeting clients and showing the property to potential customers.

By selling your property, you have handed over the ownership rights of land or structure you own, to the purchaser for a definite sum of money and the property will be labeled as freehold property. In a freehold property the ownership of the property is for an indefinite period of time and the owners possess the right to the sell the purchased property. The Record of ownership of the freehold property can be determined in the office of the Sub-Registrar. This can be transferred by registration after the sale deed.

The Sale deed registration process in India varies from state to state. Some of the provisions mentioned in the sale deed registration are:

  1. Transfer Title of Property
  2. Terms for Payment
  3. Payments
  4. Stamp Duty
  5. Registration
  6. Arbitration

The foremost essential thing to do is to check that there exists a Land Contract. A Land Contract is basically an agreement between the buyer and the private seller of a property. The agreement mentions that the seller will hold the property until all payments are proffered by the buyer to whatever was agreed upon previously. The payments can be both in the form of monthly payments or payments at one go. Whatever is applicable has to be agreed by both the parties in a written statement.

In case the seller still owes a mortgage on the property the buyer will assume that the seller will make the payment as well as taxes if any. This has to be mentioned beforehand and again in a written agreement, that any pre-existing liability pertaining to the property has to be executed by the seller before the sale has actually taken place. The buyer must always be careful about this clause or else it can lead him to legal trouble.

It is the duty of the buyer to make sure that he procures the original documents of the property and has to get an Encumbrance Certificate of the property for a minimum period of 15 years from the Sub Registry Office to know if there exists an encumbrance on the property that is on sale. Encumbrance Certificate is a record showing registered transactions pertaining to a property. The application fee of an Encumbrance Certificate is rupees five.

Some key factors to remember while selling a property

  1. Agreeing to the terms and conditions of the deed.
  2. Obtaining permission or a No objection Certificate of the society if it is absolutely necessary.
  3. Consent from the income tax authority, The Urban Land Ceiling Authority and the Municipality whichever is applicable.
  4. Registering the transaction.
  5. Issuing a deadline so that all the terms get done within a restricted term frame.
